With falling inventory and many markets witnessing multiple offers with bidding competitions, prices are likely to continue to rise in many areas.”There is very little inventory, which is driving a lot of activity,” said Richard Smith, president and CEO of Realogy Corp., a global provider of real estate and relocation services. Happy May 1st! New Homes are Less Expensive to Maintain! Newly constructed homes have savings that come from reduced energy and maintenance expenses. Judie Woodall, from Strategic Real Estate Solutions offered insight on how new homes save you money.
Data from the 2009 American Housing Survey (AHS) offer proof. The AHS classifies new construction as homes no more than four years old. For example, for routine maintenance expenses, 26% of all homeowners spent $100 or more a month on various upkeep costs. However, only 11% of owners of newly constructed homes spent this amount. In fact, 73% of new homeowners spent less than $25 a month on routine maintenance costs. Similar findings are available for energy expenses. On a median per square foot basis, homeowners spent 78 cents per square foot per year on electricity. Owners of new homes spent 65 cents per square foot per year. For homes with piped gas, homeowners spent on average 53 cents per square foot per year. Owners of new homes spent 38 cents per square foot per year. These data highlight that a new home offers savings over the life of ownership due to reduced operating costs.

Great news continues….The number of people seeking U.S. unemployment benefits fell to a four-year low last week. Employers are hiring at a healthy pace and the downward trend in unemployment applications is a promising sign ahead of job growth. Economists forecast that employers added 210,000 jobs last month, although they expect the unemployment rate was unchanged for the second straight month. “We believe that the economy has entered a more self-sustaining phase of the recovery with stronger job creation,” said John Ryding, an analyst at RDQ Economics, in a note to clients. Hiring is picking up as the economy is showing signs of steady growth! Even consumer spending jumps more and more each month. That’s helping several retailers, restaurants, hotels and others including the housing industry.

Americans are becoming more confident in the housing recovery! While foreclosures and declining home prices have contributed to a six-year real estate slump, rising employment and low mortgage rates may be increasing buyer confidence. According to a Prudential Real Estate survey, potential homebuyers and sellers are growing more confident that the U.S. real estate market will begin to recover as soon as next year. Sixty percent of people surveyed last month had positive views about the housing market and 70 percent expected property values to improve over the next two years, according to the survey released. Around 63 percent of respondents said they considered real estate a good investment at this time compared to only 52 percent last year. Consumer confidence has been increasing for 2 years, which shows the property market may “finally be climbing out of its deep hole,” per Stephen Van Anden, chief marketing officer for Prudential Real Estate.
